Hamilton Queenslander Lift & Build-Under (Built 2022)
Owner’s Dream
The owners loved their charming Hamilton workers’ cottage and the established garden they had carefully created around it. The home enjoyed a beautiful north-facing rear aspect with uninterrupted views to the sky and treetops, but the layout was no longer keeping pace with modern living.
They wanted a more functional family home with a new kitchen, better flow between living areas, internal stairs, secure access from parking, and additional space for family and guests. At the same time, it was important to keep the home’s traditional Queenslander character and ensure it continued to suit the surrounding streetscape.
The goal was to create a practical family home for today while preserving the long-term appeal that makes character homes in Hamilton so desirable.
Existing House
The original pre-1936 workers cottage was a well-maintained and highly intact Queenslander, typical of many character homes found throughout Hamilton and Brisbane’s inner north. While it enjoyed excellent orientation and a private rear outlook, the home contained only three bedrooms and one bathroom, with a low undercroft space underneath the elevated cottage.
Although the home backed directly onto a rail corridor, the elevated rear outlook provided surprisingly open views and a sense of space that deserved to become a central feature of the design.

Our Design Solution
The existing house was raised to create full-height usable space underneath. This allowed the addition of a fourth bedroom, internal laundry, generous storage areas and a double garage, while also providing flexibility for future living spaces to open directly onto the backyard.
One of the most important improvements was the introduction of internal stairs, creating a secure and practical connection between the lower level, parking and the main living areas. This simple change dramatically improved the day-to-day functionality of the home.
Upstairs, the floor plan was reorganised around modern family living. A new kitchen became the heart of the home, connecting directly with the dining area, living spaces and rear deck. The layout was designed to focus attention on the home’s greatest asset: the private northern outlook across the surrounding treetops and open sky.
Large openings increased natural light and strengthened the connection between indoor and outdoor living, creating welcoming spaces for entertaining and everyday life.
Because the property sits within a Traditional Character Overlay, preserving the home’s streetscape presence was a key consideration. The original facade was retained, while the new lower level was carefully set back beneath the verandah so it remained visually secondary to the traditional Queenslander above. New front stairs were integrated into the design, maintaining the established character of the home and ensuring the raised house continued to sit comfortably within the street.
The design approach aligned closely with council expectations for traditional character homes, contributing to a straightforward approval process.
The renovation also improved comfort through upgraded insulation and compliant glazing, helping reduce noise from the adjoining rail corridor while creating a quieter and more enjoyable home environment.
The result is a beautifully updated Queenslander that retains its original charm while delivering the space, functionality and flexibility expected of a modern family home. A future rear extension has also been fully planned, allowing the home to continue evolving as the owners’ needs change over time.
