WHAT WE DO

Save you time in administration. We invite experienced and trustworthy builders, who have availability and are interested in your project, with different business models for quotes.

Answer any questions from the builders and sub-contractors. Make sure that they all have the same info.

Keep following up the builder/s so they submit the tender. Collate the estimates and compare them “apples with apples”. Negotiate: what is included and excluded from the contract.

If, during the negotiations, items are in or out of the contract, we amend the documents to be accurate. Refer to the list in the PlaceMate Project Outline Terms and Conditions.

WHAT YOU DO

Make sure you understand the builder/s quote/s and you are clear about what has been excluded, as these are additional costs you will pay for.

Read the fine print of the contract and ask if you are unsure about anything.

Ensure the special conditions are 100% clear e.g., tree protection or penalties for delay beyond your move-in date.

Negotiate your finance approval.

Decide how much ongoing support you need from the architects.

Prepare for the build.

WHAT CONSULTANTS & BUILDERS DO

Builders

Analyse the building as a sequence of activities.

Send out the drawings as packages for competitive quotes from their sub-contractors and suppliers.

Work out the time by task and trade, based on similar recent projects. Make a business decision on management system and profit margin.

Collate all the information to produce a bottom line.

Negotiate with you to define the contract terms and conditions.

Consultants

Certifier: after the contract is signed, and the certifier has the receipts for QLeave and QBCC home Warranty insurance, you will have a legal building contract.

Other Consultants: Alter documents if the scope of work changes for the contract.
