BUILDING APPLICATION (BA) ✱ – MANDATORY DOCUMENTS

WHAT WE DO

Convert our initially quoted percentage fees to a lump sum fee, based on the estimate before proceeding.

Develop the concept drawings into technical drawings for construction.

Co-ordinate with specialist consultants, to ensure their designs tie together with the overall concept.

Provide you with skeleton electrical plans to locate lights, power and appliance locations for energy efficiency.

Collaborate with the certifier for pre-approval, pending the contract, QLeave, QBCC receipts.

Assemble the package of mandatory documents for builders to quote with “allowances for finishes”.

WHAT YOU DO

BEFORE THE BUILDERS QUOTE

If ready to move forward, authorise the consultants to proceed.

Visit recommended door and window manufacturers.

Energy Assessment: Pick the lights and ask the light shop to mark up the plans.

Pick a roof colour because it affects heat in the home.

Siting Variation: obtain consent from your neighbour/s.

Negotiate with BCC and utilities companies for street trees, changing services and driveways.

Review and confirm every page of the architectural, engineering and survey documents, before they are sent to the Certifier.

WHAT YOU DO

AFTER THE BUILDERS QUOTE

But before the building can start you must:

Do your due diligence on potential builders.

Ensure your finance is sorted and ready.

Accept builder’s quote, pay the QLeave Levy and ensure the QBCC Home Warranty Insurance is paid by the builder.

Make sure the building contract is signed.

 

Then the certifier may issue a stamped set of plans for Building Approval for your finance institution and the builder.

WHAT CONSULTANTS DO

Structural Engineer: Legally they are required to document all structural elements including retaining walls over 1m high, bracing, tie-down.

Geotechnical Engineer: Soils testing and septic system if you are on acreage.

Private Certifier: Before the document package goes to builders for tender, the Certifier has done a preliminary assessment to make sure we’ve addressed compliance issues.

Energy Assessor: Gives the house a star rating.

Maybe: Other consultants e.g. for flood, acoustic, or bushfire/ecology report.
