CONCEPT DESIGN ✱ – FIRST DRAFT WITH PRESENTATION

WHAT WE DO

Amalgamate all the information from you, the site, and consultants. We endeavour to address problems early to avoid what we can. We highlight the wonderful potential of your place.

Present the ideas in 2D and 3D encapsulating your desires.

If it’s a masterplan, we design 3D spatial relationships of your home through time. It will show you (and your brains trust) the finished product at a minimum first stage. You can revise and change the plans until they’re happy.

NB: If you have an antique, classic, or retro home, we will take a conservative approach
which makes it look like a larger version of the original house.

Identify and discuss implications of changes that arise for the presentation.

WHAT YOU DO

Reflect on the design. Run it past family and friends if necessary.

In case the budget comes in too high, prepare fallback positions. What do you really need?

Come back to us with as many changes for the Second Draft as possible. You can be as specific or general, large or small as you like. This does not affect the cost of the Second Draft.

THINGS TO KNOW

Can we just go to the builder/s now for a budget, and skip the Second Draft fees entirely?

Unfortunately, not. In most cases there are changes from the First Draft presentation, that trigger changes throughout the process. The second draft provides the builders with more dimensions, as well as material schedules especially for doors and windows schedules, and the consultants should check it first.

What if we want on-trend designs for our build?

Most requests are possible, however when designing on-trend for today, you may want to consider what it will look like when you go to sell in 10-20 years’ time – it will look like an old house with a dated renovation.
