CONTRACT ADMINISTRATION – DURING THE BUILD

WHAT WE DO

Depends on you. Discuss before you start. We’ll confirm the scope and builder’s fee arrangements.

Full service? We know the documents, we anticipate and solve problems, speak “builder jargon”.

We are experienced in construction and can head off many issues early.

Technical answer: we have a role as “architect” or “owner’s agent” and our duties and responsibilities are defined by the Terms and Conditions of the Project Outline.

WHAT YOU DO

Keep communication lines clear and diplomatic. Treat it like your army- speak to the general, not the troops. If you have any “dumb” questions, ask straight away. Make timely decisions.

Pay on time.

Try not to change your mind. Don’t hold up the build. Don’t pay for anything before it’s attached to the site. In uncertainty, ring us.

WHAT CONSULTANTS & BUILDERS DO

Consultants

Surveyor: Issues height certificate and boundary clearances

Structural Engineer: Makes regular inspections and signs off on key structural elements e.g., slab and frame.

Certifier: Issues Practical Completion certificate, when the place is habitable, and a Final Certificate when the statutory elements of the BA are complete.

Builders

Maintain an open professional communication system and relationships from top to bottom. Their job description is as long and convoluted as ours.

Technical answer: Fulfill all the duties and responsibilities defined by the contract.

FAQ’s

We’re living nearby. Can we do this ourselves?

Yes you can.

I’m a project manager in another field, can I do this?

Yes. Have regular, minuted instructions, take notes and follow through.

Can we live in the house during construction?

It is not recommended. If you have young children, it is a WHS issue for the builder, which makes it difficult.

Also, it will be dirty, noisy, dusty and can impact timelines for completion as builders and subcontractors will have to work around you and your family.
