We don’t do interior decoration e.g., soft furnishings, window coverings, pictures and plants. However, we can recommend and collaborate with consultants in this field.

Review all documents and authorise the package of documents to be sent to the builders for quotes.

I love shopping! Can we do it ourselves and save on your fee?

Of course you can. We are here to assist if necessary.

Can I fill in the specs for every surface of every room, and every single fitting?

Yes.

I know an interior designer. Can they do this?

Sure. Let’s work out the demarcation line and collaborate.

Can we sort it out with the builder and his sub-contractors later?

Yes. If you have already chosen your builder, you can tap into their network.

What is the potential risk of not having these documents?

During the tender, different builders may interpret your finishes differently, so you don’t get fair quotes “apples with apples”.

During construction, the builders will revert to the “industry standard” or regular practice. If you want something special and it’s not defined, or not what you anticipated, this causes hassles.

About two-thirds of the way through the build when the finishing trades start, if the finishes aren’t defined, the builder can say what you want is not covered by the allowance.
