DEVELOPMENT APPLICATION (DA) ~ TOWN PLANNING

WHAT WE DO

Support the planners’ DA report with drawings.

Clearly highlight the specific areas that are open to council and local authority interpretation.

Make the plans so clear, that it shows you have nothing to hide and that the planner can focus on the key points.

We provide attractive pictures to win your neighbours over.

Provide additional dimensions or notes the planner requires to support your case and to minimise the council delays.

Coordinate with other consultants requested by the planner.

We make changes as requested by the council, considered by the team, and agreed by you.

WHAT YOU DO

Before the DA starts, make sure the project is definitely what you want, as minor changes later, may trigger an entire second application, and therefore more costs.

If there are council requests or queries, discuss with PlaceMate Architects first as delays in responding to council may delay the process staying to timelines.

If ready to move forward, authorise the consultants to proceed.

Wait until the DA is approved before taking the next step to Building Application (BA).

WHAT CONSULTANTS DO

Town planner: Writes a report that responds to every point of every planning overlay triggered by your project, using the templates they have
developed over years.

Prepares a timeline of the approval process, with the mandatory response times.

Negotiates with Council planners on your behalf.

Keeps us in the loop with the process.

Other consultants: Write standard reports to support technical issues within the main application e.g., heritage, flood, and bushfire.
