PREPARATION FOR CONCEPT DESIGN ✱

WHAT WE DO

Concept Development! In preparation phase, PlaceMate Architects takes hundreds of photos to record the detail and context of your place. Also, we seek preliminary reports for key design constraints for your site. We create a 3D virtual model of the existing house and its surrounds that will be used throughout the project.

We organise quotes from surveyors and source information from our consultants to best support your concept. Below is a list of some of the consultants we talk to.

WHAT YOU DO

Authorise a surveyor to proceed.

Meet the team, especially your Project Lead, as you will be in regular contact throughout the project.

WHAT CONSULTANTS DO

Surveyor: Contour and detail survey of the site, unless you are building-in under an existing house, without lifting, or are far from your neighbours on a level site

Preliminary Advice if there is an obvious issue:

Town planner: Usually character area, small lot.

Certifier: Usually boundary clearances and Build Over Sewer

Estimator/Builder: If we’re designing for a fixed budget, we ask them for their latest $/sqm rate for your type of construction and set the floor area sqm.

Soil test: For known problem areas e.g. flood plains and Ipswich

Civil engineer: Flood or overland flow

Bushfire and ecology: Siting on acreage. Can the house be in the trees?

Other specialists: Heritage Architect for listed buildings, Acoustic Engineer, Utilities companies for alterations, drainage plans for older suburbs.
